The new construction of senior housing on land that is part of the Jeffry Wilson HOPE VI redevelopment and adjacent to the Westbury Hope VI redevelopment. It will be the first public housing in Portsmouth that is designed especially for seniors. The land is owned by Portsmouth Redevelopment and Housing Authority ("PRHA") and they entered into a ground lease with Phoebus Square L.P. for 50 years.

The Patterson Park Public Charter School project involved the refinancing and rehabilitation of the school's existing building for grades one through six, and new construction of an addition to create six classrooms for the middle school. This project was financed using 501(c)(3) tax exempt bonds. This was the first Charter School in Maryland to be financed using these bonds.
